Pre-qualified vs. pre-approved?
Pre-qualification is a conversation. Pre-approval is underwritten paperwork. In competitive Bay Area offers, sellers read pre-approval — anything less reads as a maybe.
How much down payment do I really need?
Not 20%. Conventional loans start near 3–5% and FHA near 3.5%, with PMI added until you hit roughly 20% equity. We model the trade-off in dollars, not opinions.
What do closing costs run?
Plan for roughly 2–3% of the price on the buy side, plus prepaid taxes and insurance. Seller credits can cover part of it — that's a negotiation point, not a fixed cost.
