Neighborhood insight

Union City

Alvarado, Decoto and the Mission Blvd corridor — BART access and steady family demand.

Fremont

Mission San Jose, Ardenwood and Warm Springs — schools drive pricing more than square footage.

Hayward

Strong entry pricing and rental demand; watch commute corridors and older housing stock.

Tri-Valley & Central Valley

Dublin, Pleasanton, Manteca and Mountain House — new construction and space per dollar.

What I'm seeing right now

Market note

Inventory is thin, but so is buyer patience

Well-prepped homes still move in the first two weekends. Overpriced homes sit, then sell below where they should have started. Preparation beats optimism.

New construction

Builder incentives are the real negotiation

Base price rarely moves much. Rate buy-downs, closing cost credits and included upgrades do — and they're worth more than a cosmetic discount.

Investors

Cash flow math before neighborhood stories

Rents, vacancy and maintenance decide returns. I'd rather show you a spreadsheet that says no than a tour that says maybe.
